Residential Lettings

HCGB community team have a vast amount of experience within the lettings industry and will ensure to deliver a friendly and efficient serve from start to finish. 

Viewings

Tenants can book viewings via HCGB community team and we will make it a priority for any viewings to happen as soon as possible 

Tenant Application what is to be expected from you:

  • Holding deposit- one weeks rent which is deducted from overall move in payment Photographic ID Proof of right to rent in UK- visa 
  • Proof of address 
  • Deposit of five weeks rent upfront 
  • First months rent to be paid upfront 
  • Signed tenancy agreement Guarantor- (if required)  

Renting with HCGB

From start to finish from the application process to getting contracts signed, taking deposits our community team will ensure this process runs as smooth as possible.

Understanding your property

HCGB are happy to assist with any enquiries regarding the local area, amenities and transport links, we are happy to advise services to the individual property or council tax.  


Every tenant is sent a welcome email which confirms all services and amenities to your property along with any block information to assist with you settling into your property.

Property Maintenance

All of our properties are compliant with up to date health and safety regulations including Gas safety reports etc. 


Lettings Maintenance management is covered by Fixflo and our out of hours maintenance is covered by  S3 Maintenance, this is an all-round service covered 365 days a year.


PPM Maintenance management is covered by TNA Maintenance, this is an all round service covered 365 days a year and also includes 24 hours out of hours assistance.

Deposit Schemes

An inventory is completed on all new tenancies and a copy of the report is always provided to the tenant in this instance. Inventories are completed by a third-party inventory clerk – MI Program.  Inventory reports are emailed to the TT to verify, sign and return. Please note all utility readings are provided on the report.


HCGB are a member of the deposit protection scheme (DPS) and the tenancy deposit scheme (TDS) both are government approved schemes to give you the tenant the reassurance that your deposit is protected any deposit disputes can be resolved by the impartial bodied schemes. 

Property Redress Scheme

HCGB are a membered body of the property redress scheme. 


This is government approved consumer scheme
